Most reports use a three-tier severity scheme — safety/major/minor, or red/yellow/green, or critical/maintenance/cosmetic. The reader's job is to triage findings into three buckets: deal-breakers (walk away or large concessions), negotiation items (credits or fixes at closing), and fix-later items (your renovation roadmap). Inspectors consistently miss two things: sewer line condition (add a separate sewer scope) and structural specifics (request a structural engineer consult for any flagged foundation issue). Anatomy of an inspection report
A standard residential inspection report follows the Standards of Practice published by ASHI (American Society of Home Inspectors) or InterNACHI. Both produce similar document structures: a summary section at the front with the high-priority findings, followed by detailed sections per building system. Each finding typically includes a photo, a location reference, a severity tag, a description of what was observed, and a recommendation (repair, replace, monitor, evaluate further by a specialist).
Read the summary first, then the sections in this order: structure and foundation, roof, electrical, plumbing, HVAC, exterior, interior. The first three are the load-bearing buckets — failures there cost five figures or more and are non-negotiable. The next three are mid-range capital items. Interior is mostly cosmetic.
Reports vary in length and quality. Thorough inspectors produce 60–100 page reports with hundreds of photos. Less-thorough ones produce 30–40 page reports with sparse photo documentation. Length isn't directly proportional to quality, but a report with no photos of attic, crawlspace, or roof close-ups tells you the inspector didn't access those areas. A good report shows the inspector physically walked the roof, entered the attic, and crawled the crawlspace.
Severity classification: what the labels actually mean
Most inspectors use a three-tier severity scheme. The labels vary. The concepts are consistent.
Safety / immediate / critical
Findings that pose immediate risk to occupants or property. Examples: missing GFCI on a kitchen circuit, gas leak suspected at a furnace connection, double-tap breakers in the panel, exposed asbestos insulation, missing handrails on stairs over a certain height, carbon monoxide detectors absent. These get addressed before move-in. Most don't cost much to fix individually but their presence reflects a property the prior owner didn't maintain to current code.
Major / repair / significant
Findings that aren't immediate hazards but represent meaningful repair cost or system end-of-life. Examples: roof at 80% of expected lifespan, water heater showing rust at the base, HVAC over 15 years old and inefficient, foundation cracks recommended for structural engineer evaluation, electrical panel obsolete (Federal Pacific, Zinsco, Challenger panels are commonly flagged), galvanized supply plumbing reaching end of life. These drive negotiation — credits, price reductions, or seller-funded repairs before closing.
Minor / monitor / maintenance
Findings that are normal aging, cosmetic, or deferred maintenance. Examples: caulk gaps at exterior trim, missing weatherstripping on doors, loose toilet, cracked driveway sections, dirty HVAC filter, missing downspout extension. These don't drive negotiation; they become your maintenance to-do list after closing.
Deal-breakers — when to walk
Not every flagged finding is a reason to walk. The deal-breakers are the ones where the cost or risk exceeds what reasonable negotiation can recover. The patterns to watch for:
- Structural foundation issues (horizontal cracks, significant settlement, evidence of past hydraulic damage) flagged for structural engineer evaluation — and the structural engineer confirms major remediation needed. Foundation work routinely runs $15k-$80k+ and can extend timeline by months.
- Severe mold remediation across multiple areas — not a single small bathroom patch but systemic moisture intrusion that has produced widespread mold. Remediation plus underlying water-intrusion fix often exceeds $25k and creates indoor air quality concerns for years.
- Confirmed asbestos in friable form across major surfaces (popcorn ceilings, pipe insulation, floor tiles that are damaged) — abatement is expensive and disruptive.
- Environmental hazards (active soil contamination, abandoned underground tank confirmed leaking, lead paint with active deterioration in a home you intend to occupy with young children).
- Multiple major systems at end-of-life simultaneously — roof + HVAC + electrical panel + plumbing all needing replacement within two years adds up to $40-80k+ of capital outlay on top of purchase price.
On any of these, your contingency-removal decision should be informed by specialized inspection (structural engineer, environmental tester, electrician) — not just the general home inspector's note.
Negotiation items — what to ask for
Major-tier findings that aren't deal-breakers usually drive credits or pre-closing repairs. The general wisdom: credits are usually better than asking the seller to do repairs. Sellers under closing pressure rarely produce high-quality repair work. A cash credit lets you do the work to your standard after closing.
Reasonable scope for negotiation: items that materially affect habitability or capital cost. Roof at end of life, HVAC nearing replacement, electrical panel obsolescence, plumbing material concerns (galvanized, polybutylene), water heater age, major appliance failures, structural concerns confirmed by specialist. Frame each ask with the finding, a specialist quote or industry average cost, and the proposed credit.
Typical credit ranges in moderate residential markets: $2,000–15,000 across multiple findings. Asking for everything is a tell that you'll bail anyway. Asking for the high-impact items with cost documentation is the path most sellers respect. In hot seller markets, expect the seller to refuse some asks. In slow markets, they'll absorb more.
Fix-later items — your renovation roadmap
Most of an inspection report is fix-later — minor and maintenance findings that don't need pre-closing attention but accumulate into a multi-year project list. This is where the report becomes most valuable post-closing.
Cluster findings by system and by priority. The first 90 days: safety items, anything water-related, anything blocking occupancy. The first year: HVAC service if not done, weatherproofing gaps that affect energy bills, exterior caulk and paint touch-ups, any plumbing supply lines flagged as galvanized. Years 2–5: roof if approaching end of life, electrical panel if obsolete, kitchen and bath updates if planned. Year 5+: full system replacements (HVAC, water heater) based on age estimates.

A sewer scope inspection runs a camera through the lateral sewer line from the house to the city connection. Cost: $200–400. Can I use the same inspector for negotiation specialist follow-ups?
Generally no — home inspectors are generalists. If the inspection flags structural concerns, hire a structural engineer (not another home inspector) for the follow-up. Same for electrical, HVAC, foundation, mold, asbestos. Generalist follow-ups don't carry the same authority in negotiation as a specialist report.
How do I tell if the inspector did a thorough job?
Photo coverage is the easiest proxy. A thorough report includes 100+ photos showing attic, crawlspace, roof, panel interior, HVAC components, plumbing connections, foundation.
