Free costs nothing, forever: one property, the first Property Report, an inbox for contractor messages across WhatsApp, SMS and email, and a basic Property Passport you can read and export. Premium is €19 a month, or €15 a month billed annually (€180 a year). It adds unlimited Property Reports, the AI Advisor, the Plan Builder with sequencing, contractor validation and structured quote requests, the full Communication Hub with translations, the Property Passport with versions and sharing, multiple properties, family sharing, concierge setup and partner integrations.
Premium covers as many properties as you have on one account, with no extra charge for the second or the tenth. Perch takes no commission from contractors, and they never need an account. VAT is included for EU customers; outside the EU, the right taxes are added at checkout.
Cancel from your account settings and Perch runs until the end of the month you've already paid for. Your account drops to Free, and your property, your inbox and the last report stay where they are. On Premium, the Property Passport bundles the whole record into one exportable file. Perch is hosted in the EU (Frankfurt) under GDPR.
