Every property in Perch moves through five phases. Each phase has a clear deliverable, and you can always see what's behind you and what's coming next — so you don't have to hold the whole project in your head between visits.
Phase 1 — Plan. Start with an inspection report, a photo walkthrough, or just a hunch about what needs doing. The Plan Builder turns findings into a sequenced renovation plan with phases, dependencies, costs, and contractor briefs.
Phase 2 — Vet. Compare contractors with a structured response form — same questions, same format, no apples-to-oranges quotes. AI checks for missing scope, pricing red flags, and timeline gaps before you sign anything.
Phase 3 — Hire. Send a contract, capture credentials and insurance, lock the scope. The contractor's first photo update opens the project on both sides.
Phase 4 — Oversee. Photo updates flow into a timeline. Threaded conversations stay attached to the work item they're about. Change orders go through a proposal-and-decision flow so nothing slips into the bill quietly. Concerns get raised, linked, and resolved with evidence.
Phase 5 — Record. When the work is done, the Property Passport holds everything: quotes, contracts, milestones, decisions, photos, warranties. One export away when you refinance, sell, or hand off to the next owner.
